<br />Slavik properties, Case No. 2490 <br /> <br />page 2 <br /> <br />with the lot rearrangement, a portion of the frontage road <br />right-of-way immediately in front of the Midway Ford site (to the <br />east toward Snelling Avenue) will be added to the site, and Midway <br />will extend its parking and vehicle display into this area. Midway <br />will also relocate its fence on portions of the site that are <br />affected by the lot line changes, and as a separate request is <br />asking for a variance to the height of the fence (Case No. 2494). <br /> <br />The only items requ1r1ng Planning Commission action are the <br />preliminary plat and the fence variance. The Development Review <br />commi ttee has reviewed the other proposed changes on the Midway <br />Ford site plan and determined that they do not trigger full <br />compliance with the design standards. The revised site will, <br />however, meet the required parking setbacks, and landscaping will <br />be provided, both in internal green areas and on the Snelling <br />Avenue boulevard. <br /> <br />The proposed plat divides the subject property into four lots: Lot <br />1 for Midway Ford; Lot 2, the vacant Slawik parcel; Lot 3 for the <br />proposed Jiffy Lube; and Lot 4 is the expanded site for the <br />existing Conoco station. Midway Ford is an existing use that will <br />rearrange its functions on the new lot. The Jiffy Lube use has <br />been previously approved in a PUD with the Conoco station. There <br />are no plans at this time for the vacant Slawik parcel. <br /> <br />2 .
