Since <br />the drawing was submitted, this line has been changed to a <br />straight line, extending straight east from Lincoln Drive. This <br />change amounts to 0.17 acres - and is reflected in the above <br />numbers. The drawing shows both lines, but the numbers reflect the <br />true plat request. <br /> <br />3. DEVELOPMENT ANALYSIS <br /> <br />Plannina Considerations <br /> <br />The proposed plat is a logical adaptation to the development of <br />Lincoln Drive on the west side of Midway Ford and to the vacation <br />of the frontage road. The original shape of the parcels was very <br />awkward and inefficient, owing to the original plans to build a <br />freeway interchange at County Road C and Snelling. The lots <br />resulting from the proposed plat will be logical and more easily <br />developed. <br /> <br />Midway Ford did not ask for the vacation of the frontage road, and <br />the rearrangement of their site to accommodate Lincoln Drive has <br />been difficult for them in many ways. They have been very <br />cooperative with Slawik Properties and the city, however, in <br />pursuing this reconfiguration. <br /> <br />Landscapina <br /> <br />The design standards are not triggered by the small additional <br />area being added to the Midway Ford site; essentially they are <br />trading one area for another in order to straighten the lot lines. <br />However, overstory trees will be provided along the Snelling <br />Avenue frontage and the 15' parking setback will be respected. <br />
