Waldron <br /> <br />FROM: Rick Jopke <br /> <br />SUBJECT: Potential Improvement of the West Side of the Midway <br />Ford Property Along Lincoln Drive <br /> <br />I agree that it would be great if we could improve the aesthetics <br />along the west side of Midway Ford. However, based on the <br />following, it would be difficult. <br /> <br />I have reviewed the files concerning Midway Ford and have <br />determined that at the time Midway Ford was constructed, the <br />west side of the site abutted the Glendenning Truck Terminal. <br />Lincoln Drive was not in place at that time. When the City <br />approved the special use permit for the auto dealership, it also <br />approved a variance to allow the parking area to be within 2 feet <br />of the west property line. It apparently was granted because the <br />parking lot abutted the truck terminal and there was a grade <br />change at that time. subsequently, Lincoln Drive has been <br />constructed and there is very little green area between the curb <br />line of Lincoln Drive and the westerly curve of the parking area <br />on the Midway Ford site. This lack of distance, as well as an <br />approximate 4-5 foot grade change on the majority of the area, <br />would make it impossible to make any landscape or other <br />improvements in the area. Most of the area is necessary for snow <br />storage. The only way it would work would be .if Midway Ford <br />were to reconstruct its parking area in a manner which would <br />create more area for planting landscape material. Midway Ford is <br />not proposing any changes to the east side other than the <br />addition of a curb cut on the north end. <br /> <br />While it is a great idea to attempt to improve the appearance of <br />that site from Lincoln Drive, I believe that it is unreasonable <br />to try to tie it to the current request. <br />
