BACKGROUND <br /> <br />CSM Corp. owns and manages the new Gateway Business.. Center <br />office/service building at the southeast corner of countY"Road C <br />and Long Lake Road. The Federal Bureau Investigation is <br />interested in leasing space in the building for the maintenance of <br />surveillance vehicles and equipment. since the facility would <br />involve the maintenance and retro-fitting of vehicles, it is <br />considered an automobile service use, which requires a Special Use <br />Permit in the B-4 District. CSM is applying on behalf of their <br />prospective tenant, the FBI, to allow this use in the building. <br /> <br />2. DEVELOPMENT ANALYSIS <br /> <br />Planninq Considerations <br /> <br />As noted in the applicant's narrative, this auto service use does <br />not involve any of the retail components associated with typical <br />service station uses. The only vehicles serviced will be the few <br />that are owned by the FBI, and no business for the public will be <br />done from this facility. The service for vehicles involves only a <br />portion of the space, 2,700 out of 7,800 square feet being leased. <br />The remainder of the space is for office, restrooms, lockers, and <br />maintenance of other equipment. <br /> <br />In addition, a small fenced enclosure 40' behind the rear of the <br />building is proposed for storage of three vehicles. This will be <br />enclosed wi th a screened chain link fence. We have not seen a <br />drawing or sample of the fence, but the applicant will have <br />illustrations of the proposed fence at the meeting. This area <br />will not be visible from either County Road C or Long Lake Road, <br />but may be visible from I-35W. The area is small and would not be <br />obtrusive if carefully maintained. The applicant has indicated <br />they would accept conditions involving maintenance of the fence. <br />
