REQUEST FOR COUNCIL ACTION

DATE: 10-25-93

rr _ t:'
ITEM NO.: \:.. .,J

~ Approval:

Manager Reviewed:

~c9-

Agenda Section:
Hearings

Item Description:

Computer City/Beechwood Acquisitions request
for a special use permit for site plan approval
and variance at Snelling Avenue and County Road
B-2.

Backaround:

1. Earlier this year, Beechwood Acquisitions proposed to construct
an 18,000 sq. ft. building to be occupied by Computer City.
The proposed location was the vacant parcel, directly south of
the Crossroads Shopping Center, in the northwest quadrant of
Snelling Avenue and County Road B-2. The property is zoned SC
Shopping Center and regulations in that district require that
a special use permit for site plan approval be approved. The
code also notes that such a permit application can contain a
setback plan requesting variances to the required standards.

2. ~~At the May 24, 1993 meeting, Roseville City Council denied
"0 ~~Beechwood Acquisition's application for a special use permit
. Beechwood has taken these concerns into
consideration and are now proposing a down sized building with
a site plan that is more compatible with the Crossroads
Shopping Center.

3. The computer City project that Beechwood Acquisitions is now
proposing, reduces the size of the building from 18,000 sq. ft.
to 15,000 sq. ft. The building has been reconfigured and
repositioned on the site in a way that is more compatible with
the Crossroads Shopping Center. The new site plan also moves
the access point to the project further away from the shared
driveway easement servicing the shopping center. This will
reduce concerns about traffic stacking that were raised with
the previous site plan.

4. With the previous application, concerns were also expressed
about the building materials proposed (a textured concrete
panel) not being compatible with the surrounding commercial
development. The new building proposes face brick with split
face masonry accents'L \.,.. -r' /' _ _1"\ ..f"VV!.
. 7\1{\ ,\ I ~ \.0 \JvtfJlJ 'VU.-41/

wJcf ~~~~ (; '?
. ,o~'1 '1 ~.. ~cJI ~- &L~.
