The building materials are now proposed to be face brick <br />and break off masonry units. <br /> <br />2. The landscaping, both inside the parking and along the <br />site edges meets or exceeds the code standards for the <br />amount of landscaped area and the spacing of plants. <br /> <br />3 . Loading area at the northeast end of the building is <br />screened with a solid wall as required. Technically, no <br />screening is required between commercial uses (toward the <br />Crossroads center) but a screen wall and landscaping is <br />provided on the north side anYway. <br /> <br />4. Trash handling is within a completely enclosed structure <br />attached to the east end of the building. <br /> <br />5. Parking spaces. are provided at a ratio of 5 stalls per <br />1,000 sq. ft., 75 spaces for 15,000 sq. .ft. of building, <br />exactly the City standards. <br /> <br />6. The building meets the 35 foot height limit. <br /> <br />5. The only provisions that require variances are the setbacks. <br />The SC district requires 100 foot setbacks on all sides, except <br />for 60 feet sideyard and rear yard setbacks to B-2 and B-3 <br />zoning districts. It does not mention a setback to other SC <br />districts but we could reasonably interpret the code to mean <br />that B-2 and B-3 are similar enough to SC to allow a 60 foot <br />
