<br />of 34 units to the north of the existing building and by remodeling current <br />storage space within the building to accommodate four additional units. The <br />new addition to the north of the existing building will be constructed on the <br />site of the existing parking lot. The land to be acquired to the north of <br />Rosewood Estates would be used for new parking for the project. To <br />accomplish this, the existing single family dwelling, duplex, and marina <br />rental building will all be removed. <br /> <br />When Rosewood Estates was first approved, a variance for density was <br />granted. The projects apartment units average size is 455 sq. ft. with units <br />varying in size from 363 s. ft. to 629 s. ft. The additional units will be <br />similar in size. The need for a variance application pertains to the <br />requirement in the R-3A Multi-Family Residence District, limiting multi- <br />family dwellings to a maximum of 24 units per structure. <br /> <br />The existing parking at the present Rosewood Estates provides for 35 cars. <br />This is a ratio.. of 35 spaces to 68 units or 51%. The proposed new addition <br />will have a total of 60 parking spaces available. This is a ratio of 60 spaces <br />to 106 units or 57%. None of the residents at Rosewood Estates drive <br />automobiles. Parking is utilized by employees and visitors to Rosewood <br />Estates. Because the additional 38 units will not require substantially more <br />staff members, parking should actually improve. <br /> <br />The project will continue to use the current drainage system for the drive in <br />front of the existing building. A catch basin will be located in the courtyard <br />between the existing building and the new addition, which would drain under <br />the new link to the woodlands behind the building. A new skimmer system <br />will be placed at the north end of the new parking lot. This system will treat <br />all surface water coming from the parking lot prior to entering the lake. <br /> <br />Rooftop air conditioning unit will be placed on top of the link between the <br />new and existing buildings. The unit will be screened by a parapet exactly <br />like the system screening the mechanical units on the existing building. <br /> <br />Trash collection from Rosewood Estates will continue to be handled in the <br />same manner. Collection is made from an enclosed dumpster located at the <br />service door near the kitchen. If necessary, the frequency of collection will <br />be increased to handle the additional trash generated by the proposed new <br />38 units. The attached site plan delineates the setback line that the shoreland <br />management ordinance requires. It requires buildings to be setback at least <br />
