County Road C <br /> <br />ACTION REQUESTED: <br /> <br />Special Use Pennit for Vehicle Sales <br /> <br />1. BACKGROUND <br /> <br />1. The property in question is a 4.55 acre site. A 48,100 sq. ft. lot, <br />one-stm)' office warehouse structure is being constructed on the site <br />by Ryan Companies. The land is zoned general industrial and <br />appears on the Comprehensive Plan as Industrial Use. <br /> <br />2. Section 10.320 requires that motor vehicle dealers are uses by <br />special use pennit in General Industrial zoning districts. <br /> <br />3. Complete Mobility Systems is currently operating at 1901 Oakcrest <br />A venue. The City granted' a special use pennit for the use at that <br />site in 1989. <br /> <br />4, The applicant converts a range of accessible vehicles, primarily <br />vans, and a limited number of mini-buses so that they can be driven <br />by the handicapped or used to transport the handicapped. These <br />vehicles are then sold. They have a new dealer license from the <br />State of Minnesota. They are applying for a Special Use Pennit to <br />allow new vehicle sales on the site as required by City ordinances. <br />The existing special use pennit does not transfer to the new site. <br /> <br />5. Attached is a copy of a statement prepared by the applicant <br />describing the use of the land and business operations. <br /> <br />6. The applicant has stated that there will be showroom space in the <br />building for one vehicle but there will be no signage advertising .the <br />
