The question would be <br />whether or not the number of units, as designed~ is appropriate for the site. <br />As can be seen from the comparison to the R-3 standards, the project meets <br />or exceeds the standards. The proposed design, with back to back <br />townhomes, results in a reduced amount of green space; and a relatively high <br />amount of hard surface area. Additional design detail is necessary to <br />detennine if stonn water ponds will meet Metropolitan Council standards. <br />Additional infonnatiol1 is necessary to detennine traffic impacts of the <br />proposal. <br /> <br />En gineering Considerations <br /> <br />The Public Works Department has made the following recommendations: <br /> <br />1. That sidewalk be provided along Grandview A venue. <br />2. That a traffic study be done, <br />3, That a stonn sewer study be done to detennine if the existing stann <br />sewer in Lexington A venue can handle the additional nmoff. <br />4. That aU curb cuts must be done as per Rosevi11e's standards. <br />5. That aH utility and street work must be done per RoseviJ]e's standards. <br />Any utilities that are tumed to the City must be located in easements. <br />6. That staff review and approve fina1 landscape plans. <br /> <br />
