<br />· ~ <br /> <br />of two new office/warehouse facilities being constructed in two <br />phases. The first phase of development would consist of a new <br />building of approximately 99,480 sq. ft. and the rehabilitation <br />and upgrading of the 60,000 sq. ft. warehouse facility that was <br />constructed in 1985. The second phase of development proposes <br />the construction of a new building of approximately 53,265 sq. <br />ft. The existing truck terminal facility has seven underground <br />storage tanks located at the north end of the site and around <br />the service garage. The proposed development would include the <br />removal of these underground storage tanks, the remediation of <br />any contaminated soils associated with the tanks, and the <br />removal of any asbestos or other hazardous material that may be <br />associated with the existing terminal. The eastern portion of <br />the site has environmental concerns of a more significant <br />nature. The applicant has indicated that testing done to date <br />has indicated levels of soil and ground water contamination of <br />some significance. The proposed development would also include <br />the remediation of the existing soil contamination on the east <br />portion of the property. <br /> <br />3. Because of the current tax parcel configuration of the <br />property, a subdivision is being requested in order to allow <br />for the closing on the first phase of the project with the <br />current land owner, to be followed immediately thereafter by <br />the demolition of the existing truck terminal and service <br />garage, the removal of the underground storage tanks, and the <br />commencement of construction of the 96,625 sq. ft. first phase <br />office/warehouse facility. The first phase, which also <br />includes the updating of the existing warehouse facility, would <br />be completed in 1994. Construction of the second phase is <br />scheduled to commence in 1995 following time for the <br />environmental remediation of the east portion of the site. The <br />proposed sUbdivision would create a new plat consisting of <br />three lots. Lot 1 would contain the existing 1985 warehouse, <br />lot 2 would contain the 96,625 sq. ft. office/warehouse <br />facility, and lot 3 would contain the second phase facility <br />consisting of a 53,265 sq. ft. office/warehouse. The <br />development will include approximately $5.5 million of new <br />construction. <br /> <br />4. The remodeling of the existing 60,000 sq. ft. warehouse <br />building and the addition of two new structures will create a <br />"front door office parkl1 image along County Road C in this <br />area. Landscaping along County Road C consists of boulevard <br />trees spaced consistently with the design standards requirement <br />of the Roseville city Code, a 40 foot wide green space area, a <br />landscape parking screen and planting beds adjacent to the <br />buildings. Trees and planting beds are also provided in <br />islands interior to parking areas. The applicant has indicated <br />that all landscaping will have automatic irrigation systems. <br />The operational aspects of the building and truck loading areas <br />will be screened from public view by the configurations of the <br />buildings. <br />
