<br />The building itself is 123,893 sq. ft. in size and is 35 feet tall. The <br />14,000 sq. ft. office portion of the building is located on the front or east <br />elevation and as a part of the south elevation. This area consists of an <br />insulated glass and prefinished metal frame curtain wall. The warehouse <br />portion of the building will be constructed with architectural precast <br />concrete panels with an accent band running around the entire building. <br />These materials are consistent with the City's design standards chapter and <br />are also proposed to be used in the 7 foot tall monument sign proposed <br />for the entrance from the 13 5W service road. <br /> <br />3. Engineering Concerns <br /> <br />\ a. The proposed drainage plans show the new system being connected <br />to the City of Roseville's existing system on the west side of Long <br />Lake Road. The existing storm sewer system cannot handle the <br />additional runoff. The proposed plans have a note on them stating <br />the existing City system to be upgraded by the City. If this is done, <br />it would be done under a public improvement at 100% of the cost <br />being paid for by the developer. An on-site pond should be studied <br />for this site. <br /> <br />b. The landscaping plans show some plantings on top of the proposed <br />new drainage system. Care needs to be taken to ensure that this <br />does not happen. <br /> <br />c. The plans do not show services for sanitary sewer or water for the <br />new building. <br /> <br />d. The sign location on the Long Lake Road side of the lot does not <br />have a 30 foot setback. <br /> <br />Staff Recommendation: <br /> <br />1. Beltmann North American began as a moving company and has expanded <br />nationally to be a strategic planner for business moving, a handler and <br />assembler of displays and exhibits, a midpoint manufacturers <br />warehouse/distribution for component parts used by major computer and <br />electronics companies, as well as a relocation transfer moving contractor. <br />The request for the construction of this building requires a rezoning from <br />B-6 Office Park to PUD (Planned Unit Development).
