<br />Conoco/Jiffy Lube PUD on the South, and Lincoln Drive on the West. As a part of the previous <br />PUD for Jiffy Lube and Conoco in 1992, a 30-foot wide east/west access road was approved and <br />installed along the south boundary ofthis property connecting Lincoln Drive to Snelling Avenue. <br />A cross easement is in place along the adjacent property providing access to, and use of, this road. <br />The site is relatively flat with a gentle slope from south to northeast where an existing storm water <br />outlet will eventually take the storm water from this site. Instead, they are proposing <br />a concept that uses four separate smaller structures, each being finished on aU four sides and <br />staggered on the site to achieve maximum exposure for each structure from both Snelling Avenue <br />and Lincoln Drive. <br /> <br />The breakdown of the proposed site development is: <br /> <br />Building Area 33,569 sq.ft. 13 percent <br />Pavement Area 165,240 sq.ft. 64 percent <br />Green Area 50,358 sq.ft. 20 percent <br />Pond Area 9,000 sq.ft. 3 percent <br />TOTAL 258,167 sq.ft. 100 percent <br /> <br />INTERNAL TRAFFIC AND PARKING: <br /> <br />The site plan shows that the developer is proposing to connect the two site access points with an <br />internal access road.
