The site plan that is included along with this report is yet another plan, representing a
reduction in density from 29 to 23 units.

If there is support for the proposed land use change, then the applicants will proceed
to complete all of the necessary plan revisions and return with an application for PUD
approval. With this information in mind, we ask that the Council consider the
attached site plan as an illustration of the basic approach to the development of this
property that could occur if the amendment is approved. All of the site planning
issues will be the subject of a subsequent review.

4, The Council has three possible approaches to the review of this application.

a, If you disagree with this land use on this property, or feel that it is premature,
or should only proceed when all of the remaining single family lots are
included, then you should deny the application.

b, If you agree with the proposed change in land use on this property, you could
approve the land use change and direct the applicant to retllnl with a complete
PUD submission package.

c. The following is a summary of the proposed development:

Site Area:
Building Area:
Percent of Building Coverage:
Percent of Hard Surface:
Percent of Lot Landscaped:

159,865 sq. ft, 3.67 acres
33,310 sq. ft.
29%
240/0
47%

6. With the completion of the VISTA 2000 process and the work that the Planning
COlmnission has completed on the Comprehensive Plan Goals and Policies, we now
have a framework within wlùcp to review this proposal. There is always a degree of
subjectivity involved when one attempts to select those specific goals and policies
that are pertinent to a given project. Therefore, we encourage you to conslùt your
complete set of goals and policies as you deliberate this request. However, we
