<br />stormwater runoff and erosion, both during and after construction activities; <br /> <br />(5) location of lOO-year flood plain areas and floodway districts from existing adopted maps; <br />or data; and <br /> <br />(6) a line or contour representing the ordinary high water level, the iltoe" and the "top" of <br />bluffs, and the minimum building setback distances from the top of the bluff and the lake <br />or stream. <br /> <br />7.54 Dedications. When a land or easement dedication is a condition of subdivision approval, the <br />approval must provide easements over natural drainage or ponding areas for management of <br />stormwater and significant wetlands. <br /> <br />7.55 Platting. Al! subdivisions that create five or more lots or parcels that are 2-1/2 acres or Jess <br />in size shall be processed as a pJat in accordance with Minnesota Statutes, Chapter 505, No <br />permit for construction of buildings 8f ii',Jlagi t¡:elttæiRt syetøæs shall be issued for lots created <br />after these official controls were enacted unless the lot was approved as part of a formal <br />subdivision, <br /> <br />7.56 Controlled Access or Recreational Lots. Lots intended as controlled accesses to public <br />waters or for recreational use areas for use by nonriparian lots within a subdivision must meet or <br />exceed the sizing criteria in Section ~ of this ordinance. <br /> <br />7.6 ~ Planned Unit Development Requirements in Shoreland Areas <br /> <br />7.61 Types ofPUD's Permissible <br /> <br />Planned unit developments (POOlS) are allowed in shoreland areas for new projects on <br />undeveloped land. redevelopment of previously built sites, or conversions of existing buildings <br />and land, provided they comply with the requirements of this section. <br /> <br />7.62 Processing ofPUD's <br /> <br />Planned unit developments must be processed as a conditional use, except that an expansion to an <br />exísting commercial PUÐ involving 6 or less new dwelling units or sites since the date this <br />ordinance was adopted is permissib1e as a pennitted use provided the total project density does <br />not exceed the allowable densities calculated in the project density evaluation procedures in <br />Section Approval cannot occur until the environmental review process (EA W/EIS) is <br />complete. <br /> <br />7.63 Application for a POO <br /> <br />The applicant for a PUD must submit the following documents prior to final action being taken on <br />the application request: <br /> <br />A. A site plan and/or plat for the project showing locations of property boundaries, surface <br />water features, existing and proposed structures and other facUities, land alterations, and <br />topographic contours at ten~foot interva]s or Jess.
