They shall also require all parking <br />areas, storage buildings, and other facilities to be screened by vegetation or topography as <br />much as practical from view from the public water, assuming summer, leaf-on conditions. <br /> <br />18.045. Structure Design Standards Within Shoreland, Wetland, Pond Overlay District <br /> <br />18.045.1 Placement of Structures on Lots. When more than one setback applies to a site, <br />structures and facilities shan be located to meet the most restrictive setbacks. Where structures <br />exist on the adjoining lots on both sides of a proposed building site, structure setbacks may be <br />altered without a variance to conform to the average setback of adjoining structures ftom the <br />ordinary high water level, provided the proposed building site is not located in a shore impact <br />zone or in a bluffimpact zone. Structures shall be located as follows: <br /> <br />18.045.2 Structure Setbacks (in feet) from Water Body <br /> <br />Types of Water Body Structure Setback from Structure Setback from Roads, Driveway, Parking (4 )Maximum I <br /> Water Body Bluff and other Impervìous Bldg./Structure Height . <br /> Surface or Setback I <br />DNR and City Public 75 feet (I,3) 30 feet 30 feet (5) 30 feet <br />Waters I <br />Wetland 50 feet (2, 3) Not applicable 30 feet (5) 30 feet I <br />Stonn Pond 50 feet (2,3) Not applicable 10 feet 30 feet <br /> <br />Notes <br /> <br />1 Setback is measured from the normal ordinary high water level. <br />2 Setback is measured from the wetland or pond boundary. <br />3 One water-oriented accessory structure designed in accordance with Section 18.050.3 of <br />this ordinance may be set back a minimum distance often (10) feet from the ordinary high <br />water level. <br />4 See Section 18.050.7 <br />5 A 30 foot setback from road or parking surfaces may include a combination ofland within <br />right-of-ways and adjacent to the right-of-way, as well as curb and gutter controlling run- <br />off and sediment to a storm pond. Pedestrian trails shall be exempt ftom setback <br />requirements. <br /> <br />AIl other structure setback requirements shall be as stated in the underlying zoning district for <br />each parcel. <br /> <br />18.045.3 Additional structure standards for all districts. <br /> <br />1. Bluff Impact Zones. Structures and accessory facilities, except stairways and landings, <br />shall not be placed within bluff impact zones. <br />2. Commercial or industrial land uses without water~oriented uses shall be located on lots or <br />parcels without public waters frontage, or, i£located on lots or parcels with public waters <br />frontage, the principal structure, accessory buildings and parking areas, shall either be set <br />back 150 feet from the ordinary high water level or be setback 75 feet and be 50% <br />screened by opaque vegetation from view from the water by vegetation or topography, <br />assuming summer, leaf-on conditions. <br /> <br />13 <br />
