Structure Design Standards Within Shoreland, Wetland, Pond Overlay District 18.045.1 Placement of Structures on Lots. When more than one setback applies to a site, structures and facilities shan be located to meet the most restrictive setbacks. Where structures exist on the adjoining lots on both sides of a proposed building site, structure setbacks may be altered without a variance to conform to the average setback of adjoining structures ftom the ordinary high water level, provided the proposed building site is not located in a shore impact zone or in a bluffimpact zone. Pedestrian trails shall be exempt ftom setback requirements. AIl other structure setback requirements shall be as stated in the underlying zoning district for each parcel. 18.045.3 Additional structure standards for all districts. 1. Bluff Impact Zones. Structures and accessory facilities, except stairways and landings, shall not be placed within bluff impact zones. 2. Commercial or industrial land uses without water~oriented uses shall be located on lots or parcels without public waters frontage, or, i£located on lots or parcels with public waters frontage, the principal structure, accessory buildings and parking areas, shall either be set back 150 feet from the ordinary high water level or be setback 75 feet and be 50% screened by opaque vegetation from view from the water by vegetation or topography, assuming summer, leaf-on conditions. 13
