Conorete curb and <br />, gutter is proposed for the entire parking lot, although it should be pointed out that no <br />provisions for parking setback along the south and east property lines have been <br />incorporated into the site plan. The pylon sign location is 15 feet trom the property line <br />on both CDunty roads. RoseviIle standards say that a pylon sign must be setback 30 feet <br />ITom the property line. However, a monument sign can reduce this setback by 1/2 the <br />distance. <br /> <br />~ <br /> <br />J.. ENGtNEERING CONSIDERATIONS: <br /> <br />Engineering review indicates that sidewalks will be required along County Road D and <br />Lexington Avenue. They also point out that the storm sewer system for the site cannot <br />include sheet drainage off the site onto the County roads. As proposed, the drainage <br />system includes catch basins in the parking lot directing surface water into the existing <br />storm sewer system in Lexington Avenue. SUMMARY AND CONCLUSIONS: <br /> <br />As we indicated earlier, the light automotive repair use is acceptable in this location. The <br />new facility wi11 replace an existing eye sore and remove neighborhood concerns about the <br />parking of abandoned vehicles on the site. With the exception of the parking setbacks <br />along the south and east property line, the proposal meets the Citis design standards. The <br />pylon sign location does not meet City setback requirements unless the applicant moves to <br />a monument sign.
