County Road B. <br /> <br />Back,Kround: <br /> <br />1. The Roseville Good Samaritan Center, located at 1415 W. County Road B, has <br />been owned and operated by the Evangelical Lutheran Good Samaritan Society <br />since 1992. PriOf to that, the facility was known as the Golden Age Health <br />Care Center. The building itself was constructed in 1957 with an addition <br />completed in 1961. The center is a licensed nursing home with an occupancy <br />capacity of 133 residents, <br /> <br />2, The Good Samaritan Society, having gained operating experience with the <br />facility, are proposing to address physical and operational problems associated <br />with the current facility. Specifically, they would like to improve resident <br />dining, provide additional office space, improve physical therapy space, <br />address congestion at the rear entry and pfovide a ITont entry drive up and <br />canopy. <br /> <br />3. The Rosevil1e Good Samaritan Center is located in a B-1 Limited Business <br />District. This district requires a 30 foot front yard building setback and a 15 <br />foot front yard parking setback. Per the Roseville zoning code, nursing homes <br />are required to provide one parking space per 4 beds. With 133 beds, the code <br />requires 33 parking spaces on site. Currently, the center is providing 5~ <br />parking spaces. <br /> <br />4. In order to address the concerns previously enumerated, the Good Samaritan <br />Center is making a number of changes to the existing building. While most of <br />those changes are taking place within the facility itself, two additions to the <br />facility are also being proposed, a new dining area and entry way at the rear of <br />
