Lot Divisions or preliminary plats in areas where the prevailing lot width is
less than the current standards, have been allowed to be consistent with the
neighborhood, providing of course, it is possible to build a reasonable single
family home on the lot without creating the need for a sideyard setback
variance request.

Bigelbach Preliminary Plat

Parcel A

Parcel B

Parcel C

Lot Size 15,941 Sq. A
reasonable condition of approval would be to stipulate that building pennits
for the newly created lots not include a request for a variance to setback
requirements.

3. ENGINEERJNG CONSIDERATIONS

The Engineering Department has reviewed this application for a preliminary
plat for tluee lots and have indicated that it will be necessary to build sewer
and water connections to the two lots being created along Western Avenue.
The Department has also pointed out that new curb cuts along Western
Avenue will have to be created for the driveways to the new homes. Parcel A
will require some filling and a careful review of the proposed drainage
patterns will need to occur prior to the issuance of a building pennit.

2.
