Johnson moved, Mastel seconded, that Independent <br />School District 623 request for Planned Unit <br />Development Final Land Use Development Plan and <br />Agreement be approved with the following conditions, <br />subject to review by the city Attorney, approval by <br />the city Manager, and signature by the Mayor: <br /> <br />1. <br /> <br />That all wetlands be platted as out lots and <br />deeded to the city, and easements shall be <br />provided for the maintenance of all NURP basins <br />and drainage improvements. <br /> <br />That trail connections be provided to the <br />neighborhood park from the proposed sidewalk along <br />the main through street in the development, and to <br />provide access to the Judith Avenue neighborhood. <br />These trails shall be dedicated on the plat as <br />pedestrian rights-of-way and the specific <br />locations and design shall be determined in co- <br />operation with the Parks Commission and staff. <br /> <br />That the applicant shall cooperate with the staff <br />and Peter Gryskewicz in the process of evaluating <br />the City's purchase of his property for storm <br />water ponding purposes. If the City chooses not <br />to acquire this property and Mr. Gryskewicz <br />decides to pursue its development as a single <br />family residential lot, the applicant has <br />volunteered to grant an access easement to serve <br />this lot. <br /> <br />That final details of the proposed storm water <br />drainage system design shall be completed in <br />accordance with the Grass Lake Water Management <br />,,____J __.....: __ ____, ...........t __ __...::II .a..'-_ ,.."t .&-'11.1_ .....______ <br />V.L'::I~UI..L"'a.....LVU .L~i:lV..Lu.......LVU all~ ....111;;: v..L....,y' i:I ....VIUJ:1.L~- <br />hensive Water Management Plani Any major changes <br />to these designs that cause a modification of the <br />Concept Plan shall return to the Planning <br />Commission for review. <br /> <br />That any reduction in the size or changes to the <br />shape of the neighborhood park that would result <br />in an increase in the number of lots shall return <br />to the Planning commission for review. <br /> <br />That the proposed cul-de-sacs in the townhome <br />areas shall be 28 foot streets located within 60 <br />foot rights-of-way.
