ILl) <br /> <br />existing single family homes along Centennial Drive with the conditions listed above, <br />subject to review by the City Attorney and approval of a Final PUD Land Use Agreement <br />and the Subdivision Development Agreement by the City Manager. <br /> <br />Council Action Requested: <br /> <br />1. Motion to approve Independent School District #623 request for PUD Final Land <br />Use Development Plan and Agreement with the following conditions subject to <br />review by the City Attorney and approval by the City Manager and signature by <br />the Mayor. <br /> <br />(1) AH wetiands to be plaited as outiots and deeded to the City, and easements shaH be <br />provided for the maintenance of all NURP basins and drainage improvements. <br /> <br />(2) Trail connections to be provided to the neighborhood park from the proposed <br />sidewalk along the main through street in the development and to provide access <br />to the Judith Avenue neighborhood. These trails shall be dedicated on the plat as <br />pedestrian rights~of-way and the specific locations and design shall be determined <br />in cooperation with the Parks Commission and staff. <br /> <br />(3) The applicant shall cooperate with the staffand Peter Gryskewicz in the process of <br />evaluating the City's purchase of his property for storm water ponding purposes. <br />Irthe City chooses not to acquire this property and Mr, Gryskewicz decides to <br />pursue its development as a single family residential lot, the applicant has <br />volunteered to grant an access easement to serve this lot. <br /> <br />(4) Final details of the proposed storm water drainage system design shall be <br />completed in accordance with the Grass Lake Water Management Organization <br />resolution and the City's Comprehensive Water Management Plan. Any major <br />changes to these designs that cause a modification of the Concept Plan shall return <br />to the Planning Commission for review. <br /> <br />(5) Any reduction in the size or changes to the shape of the neighborhood park that <br />would result in an increase in the number oflots shall return to the Planning <br />Commission for review, <br /> <br />(6) The proposed cul-de-sacs in the townhome areas shall be 28 foot streets located <br />within 60 foot rights-of-way. The cul-de-sacs shall be modified to a "tear drop <br />shape" to facilitate maintenance and be located on 120 feet wide rights-of-way. <br /> <br />(7) One side of 28 foot streets be posted for no parking. <br /> <br />3 <br />
