The School District property has been designated as medium density residential and park <br />in the City's Comprehensive Land Use Guide Plan since 1979, The planned unit <br />development application is proposing 79 single family lots and 60 townhome units on 75.9, <br />acres, creating a gross project density of 1.86 units per acre. Staff estimated there will be <br />between 325-375 residents. The original concept plan for the School District property <br />(1992), in conjunction with the other adjacent vacant property, created a concept that <br />included 95 townhome units and 111 single family lots. By comparison, the 1995 <br />proposal includes 79 single family lots and 60 townhome units plus the 38 townhome units <br />proposed for the Roberts/Grauel properties, totalling 98 townhouse units and 81 single <br />family lots. Although the unit configuration has been slightly modified, the primary <br />difference is in the size ofthe single family lots. <br /> <br />In order to facilitate spring construction, the School District is asking that the City <br />consider the planned unit development application and preliminary and final plat approval <br />at the same time. Staff recommends that the City Council approve this proposal based on <br />the recommendations ofthe Planning Commission. There still are a number of detail issues <br />that need resolution prior to the City Council taking action on the final plat. These issues <br />include: <br /> <br />. Storm Water Issues <br /> .
