g. Park dedication may be required consistent with State Statutes 462.358 and <br />§ 1103.07 of the Roseville City Code. This item must be addressed by the Park <br />and Recreation Commission prior to Final Development Plan approval. <br />12.0 SUGGESTED PLANNING COMMISSION ACTION: <br />The Planning Division recommends that the Roseville Planning Commission take <br />the following action regarding United Properties request to redevelop 2990, 2996, <br />3008, and 3010 Cleveland Avenue North with a 93 -unit assisted -living development: <br />12.1 BY MOTION, RECOMMEND APPROVAL of the REZONING of 2990 and 2996 <br />Cleveland Avenue North from R-1 Single Family Residential to Planned Unit <br />Development with an underlying zoning of B-6, Mixed -Use Business Park. <br />12.2 BY MOTION, RECOMMEND APPROVAL of the PRELIMINARY PLAT creating <br />Lot 1, Block 1 (senior co-op), Lot 2, Block 1 (assisted living), and Right of Way <br />Dedication for Langton Lake Drive and Cleveland Avenue. <br />12.3 BY MOTION, RECOMMEND APPROVAL of the GENERAL CONCEPT PUD as <br />prepared for the September 3, 2008 Planning Commission meeting by United Properties, <br />subject to the conditions of Section 11 of this report. Final approval by the City Council <br />will be considered after all conditions and required documents and permits have been <br />submitted for final approval.
