PLANNED UNIT DEVELOPMENT AGREEMENT AGREEMENT, dated between the City of Roseville ("the City") and Rosetown Ridge Development Company ("Developer"). 1. Request for Planned Unit Development Approval. The DEVELOPER has asked the CITY to approve a Planned Unit Development consisting of 44 townhomes on land generally located in the southwest quadrant of County Road C and Dale Street. The subject property is legally described as follows: Tract A: That part of the East 'l'2 of Northeast 1/4 of the Northeast 1/4 of Section 11, Township 29, Range 23, described as follows: Commencing at a point 33 feet West and 33 feet South of the Northeast comer of the Northeast 1/4 ofthe Northeast 1/4 of Section 11, Township 29, Range 23, thence West on a line parallel to the North line of said Northeast 1/4,263.88 feet to point of beginning, thence West in the same line 98.96 feet, thence South 409.83 feet to a point 395.24 feet West of the East line of said section, thence East 98.81 feet, thence North 410.10 feet to place of beginning, according to the United States Government Survey thereof and situate in Ramsey County, Minnesota. Tract B: That part of the East half of the Northeast Quarter of the Northeast Quarter (El/2 of NE1/4 of NE1/4) of Section 11, Township 29, Range 23, described as follows: Commencing at a point 33 feet West and 33 feet South of the Northeast comer of the Northeast Quarter of the Northeast Quarter of Section 11, Township 29, Range 23, thence West on a line parallel to the North line of said Northeast Quarter 362.84 feet to point of beginning; thence West on the same line 98.97 feet; thence South 409.56 feet to a point 494.05 feet West of the East line of said section; thence East 98.81 feet; thence North 409.83 feet to place of beginning, according to the United States Government Survey thereof and situate in Ramsey County, Minnesota.
