<br />April 3D, 1996 <br /> <br />Mr. Michael Falk <br />Roseville City Planner <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br />Dear Mr. Falk: <br /> <br />I am writing to you regarding the proposed development of the southeast <br />corner of Lexington Ave. and Roselawn Ave. in Roseville (Planning File <br />#2813). <br /> <br />I live at 1115 Autumn Street which is one block south of Roselawn across <br />from the proposed gas station, convenience store and two-stall car wash. <br />My concerns have nothing to do with Mr. Bruce Kath, who owns the <br />property, but with the development itself. We have three other gas stations <br />within .9 of a mile stretch on Lexington Ave.; the Super America and Jiffy <br />stations at the corner of Lexington and County Road B and the Fina station <br />at the corner of Lexington and Larpenteur. We don't need another gas <br />station! Will you consider what this project will do to the existing gas <br />stations along Lexington. It will be taking business away from them, not <br />necessarily creating more revenue. What if one or more of the other <br />businesses would close because of the impact of this development? Then <br />you have one or two more sites that are left vacant. As for a convenience <br />store, the Rainbow at Larpenteur and Fernwood is open 24 hours. We also <br />have The Wave Car Wash on County Road B and Snelling or a nice self <br />service car wash on Larpenteur, between Fernwood and Hamline. Traffic <br />along Lexington Ave. is congested as it is. I can see the congestion <br />becoming worse, especially with the addition of the townhouse <br />development near that area, which is presently under construction, along <br />with a gas station/convenience store/car wash on that corner. Mr. Kath <br />shared at the March 13 Planning Commission that he felt sure his <br />station/convenience store/car wash would only draw traffic that was already <br />on Lexington Ave. I disagree. I have driven into areas I normally don't go, <br />in order to get my car washed. <br /> <br />( over) <br />
