April 3D, 1996 Mr. Michael Falk Roseville City Planner 2660 Civic Center Drive Roseville, MN 55113 Dear Mr. Falk: I am writing to you regarding the proposed development of the southeast corner of Lexington Ave. and Roselawn Ave. in Roseville (Planning File #2813). I live at 1115 Autumn Street which is one block south of Roselawn across from the proposed gas station, convenience store and two-stall car wash. My concerns have nothing to do with Mr. Bruce Kath, who owns the property, but with the development itself. We have three other gas stations within .9 of a mile stretch on Lexington Ave.; the Super America and Jiffy stations at the corner of Lexington and County Road B and the Fina station at the corner of Lexington and Larpenteur. We don't need another gas station! Will you consider what this project will do to the existing gas stations along Lexington. It will be taking business away from them, not necessarily creating more revenue. What if one or more of the other businesses would close because of the impact of this development? Then you have one or two more sites that are left vacant. As for a convenience store, the Rainbow at Larpenteur and Fernwood is open 24 hours. We also have The Wave Car Wash on County Road B and Snelling or a nice self service car wash on Larpenteur, between Fernwood and Hamline. Traffic along Lexington Ave. is congested as it is. I can see the congestion becoming worse, especially with the addition of the townhouse development near that area, which is presently under construction, along with a gas station/convenience store/car wash on that corner. Mr. Kath shared at the March 13 Planning Commission that he felt sure his station/convenience store/car wash would only draw traffic that was already on Lexington Ave. I disagree. I have driven into areas I normally don't go, in order to get my car washed. ( over)
