<br />8. The trench drains are shown connecting into the storm sewer system. If the trench drains will <br />collect detergents, they should be drained into the sanitary sewer system. <br /> <br />9. The storm sewer manhole at the northeast corner of the site requires additional details regarding <br />the rim and invert elevations. <br /> <br />10. The outlet from the storm sewer ponding system should be located further to the south in order <br />to provide a larger separation between it and the inlet to the City storm sewer system. This will <br />provide additional detention time for the storm water. <br /> <br />II. The normal and high water level elevations for the pond should be labeled on the plans. <br /> <br />12. The adjoining properties to the south and east should be investigated to demonstrate that <br />existing drainage patterns will not be blocked by grading performed on the site. It should also <br />be verified that water will not be discharged from the southeast corner of the site. <br /> <br />13. There has been concern raised regarding the possibility of a fuel spill on the site. The owner <br />should work with his employees to develop a system by which the amount of fuel entering the <br />City's storm sewer system would be minimized. An example of this would be to plug the <br />outlet of the on-site storm sewer system in order to prevent fuel from entering the pond. <br /> <br />14. The street trees must be planted, and be in accordance with the City Master Tree Planting <br />Plan. <br /> <br />Staff Recommendations: <br /> <br />1. Exterior materials shall be of one consistent design and finish on all four sides, with the <br />predominate material brick, the trim materials color impregnated break-off block and metal. <br /> <br />2. <br /> <br />All drawings dated <br /> <br />are considered part of the conditional use permit. <br /> <br />3. Signage shall include brick standard for monument signage and building signs approved by <br />City Planner. (No pylon signs shall be allowed). <br /> <br />4. Seventy-five feet along east side of project shall be permanently preserved as open space by <br />recording of a scenic and ponding easement in favor of City by the developer. <br /> <br />5. Removal of all existing tanks, buildings, and signage shall be done prior to issuance of building <br />permit. <br /> <br />6. All curb lines and new driveways shall be restored by the developer. <br /> <br />7. Hours of operation shall be 5:00 a.m. to midnight, Monday through Sunday. Truck deliveries <br />and loading shall only occur between 7:00 a.m. and 9:00 p.m. <br /> <br />8. All trash shall be enclosed in buildings. <br /> <br />9. No outside sales are allowed on sidewalks, pump islands, or elsewhere on the site. <br /> <br />7 <br />
