We have previously reviewed the site plan and provided comments to you <br />in a March I, 1996 letter. <br /> <br />The convenience store in the revised site plan is approximately 2,800 square feet compared to a <br />4,000 square foot store previously. The restaurant has been removed. The number of pumps and <br />the car wash facilities remain approximately the same. <br /> <br />The revised store should generate approximately 1,650 trips per day. In the p.m. peak hour, we <br />anticipate that the store will generate approximately 110 trips. In the a.m. peak hour, the store <br />should generate approximately 95 trips. <br /> <br />The distribution of traffic should remain the same as previously calculated. In the p.m. peak hour, <br />we estimate that approximately 72% will be from Lexington Avenue. Approximately 66% will come <br />from traffic already on the street. <br /> <br />The total number of trips on Roselawn A venue, east of the development, would be six to seven <br />vehicles in the a.m. peak hour and 7 to 10 vehicles in the p.m. peak hour. West of Lexington <br />A venue, the additional traffic on Roselawn A venue would be three to four vehicles in the a.m. peak <br />hour and five to seven vehicles in the p.m. peak hour. The total impact on Roselawn Avenue in the <br />p.m. peak hour would be between one vehicle every 6 minutes to one vehicle every 20 minutes. <br /> <br />The major change in the site plan has been the reduction in driveways to Roselawn Avenue. There <br />is now one driveway which is in the approximate same position as the previous westerly access <br />when there were two driveways proposed for Roselawn Avenue.
