BR W is currently in the process of performing a feasibility study in order to solve two <br />issues regarding the Twin Lakes area. <br /> <br />The first is regarding the location of TWiriLakesParkWay. It is desired to line up the <br />future Twin Lakes Parkway with the ~,a~t!I1g9W"rcypptonorthbouI1dI-35W. During past <br />discussions, MnDOTha~,.l,',n,.' dic~tecJ.tha,J,J,b.er~psforiI..35W,could not be moved as far <br />north as' would be necessary to line up withT;l~ Lak:esP~~kway in its currently proposed <br />location. As part of the feasibility study, BRW will approach MoDOT to determine <br />whether the ramps to I-35W could be moved to the north in the future and, if so, how far. <br />The resolution of the Twin Lakes Parkway location will have an effect on the proposed <br />site. <br /> <br />The second issue surrounds"storrttwafel';detentiol1,andtreatment. The ponds which <br />currently exist on MnDO'FJright-of-way between northbound 1-35W and Cleveland <br />Avenue serve as regional stormwater ponds. These ponds have been identified in the past <br />as a potential area for expansion to .~erye)thewesthalf of the Twin Lakes development. <br />This would eliIDinatehaVinga~eries:ofsrJ:lanp()ncJ.s on each site and create a more <br />regional ponding situation. <br /> <br />2. In past discussions with the developer, TI"ooptibns for handling stormwater have been <br />generated which are contingent on the findings of the feasibility study. If the ponds on the <br />west side of Cleveland Avenue can be modified, the developer would construct a <br />tem.porary deteIltionpond()I1'theI()I1aI';atle;Jightiof-W~y that would remain until the <br />modification of the ponds on the west side of Cleveland Avenue is completed. The pond <br />would then be eliminated. If the regional ponding issue cannot be resolved, the developer <br />would be required to have a deteI1tioripohd'ondsitein order to handle stormwater. Both <br />options have been addressed in the current submittal. Regardless of which option is <br />chosen, the developer will be required to QbttPtlPerpUtsfromRamsey County, Rice Creek <br />WatershedDistrict;andMPPOT in order to discharge stormwater into the ponds on the <br />west side of Cleveland Avenue. <br /> <br />3. The site plan shows the parking lot on the east side~t>uttingitheeastern property line.
