The proposed new road ("Twin Lakes Parkway") south of the site will help to improve <br />traffic circulation and access within the site and to surrounding properties. Currently, the site is <br />only served by Cleveland Avenue. The Twin Lakes Parkway plan also calls for the construction <br />of an extensive pedestrian bikeway and walkway facility, and for the construction of an <br />extensive monument and gateway statement for this area of the City. The construction of <br />planned Twin Lakes Parkway will only occur with the redevelopment of this area of the City. <br /> <br />6). The PUD application will not in any way adversely affect the purpose and intent of the <br />City of Roseville's Comprehensive Guide Plan. This PUD application merely reflects a change <br />in the methods by which the property is developed. The development of the site has not affected <br />in any way the comprehensive plan designation, which is for an industrial use. <br /> <br />PUD DESIGN STANDARDS <br /> <br />The site plan will provide for standards in regards to general zoning requirements, landscaping, <br />architectural elements, lighting, and signage. This property is part of a redevelopment area, and <br />these standards will be carried through in all future phases of the PUD, creating conformity <br />within the area, and compatibility with adjacent properties as they are also redeveloped.
