These couples will be located so that any natural <br />planting areas can be watered without hoses crossing drives, parking lots, or walks. <br /> <br />3). Architectural Standards: <br /> <br />A). All finishes will be of face brick, cut or uncut natural stone, professionally <br />designed, precast concrete units with surfaces integrally treated in an applied decorative <br />material or texture, prefabricated and finished metal frame panel construction to include <br />glass, prefinished metal, fiberglass or plastic, and wood used in accordance with building <br />and fire code regulations. <br /> <br />B). All four sides of the structure will be treated with similar materials and with <br />similar quality. No side of the structures will be treated architecturally as the "rear" of <br />the building. <br /> <br />C). Exterior building materials will not include sheet over metal, asbestos, or <br />untreated iron, steel, or corrugated aluminum. <br /> <br />4). Site Lighting: <br /> <br />A). Exterior lighting fixtures will be of downcast, cut-off type where the source of the <br />light is concealed from view and prevents glare visible from a public street. Exterior <br />wall lighting will be directed to a wall or contiguous ground area. <br /> <br />B). The maximum allowable parking lot pole height will be 30 feet. Lighting which <br />is proposed specifically for pedestrian ways will be mounted on 12 foot high poles. <br /> <br />C). Light levels will be maintained for at least 0.5 foot candle average for safety and <br />security reasons. <br /> <br />5). Signage <br /> <br />A. Allowed signage area: Signs will not exceed 15% of the square footage of the <br />building elevation facing the street. The minimum allowable size of a sign for anyone <br />tenant will be 150 square feet. All wall signs will have a maximum height of 2 feet with <br />internally lit sign faces.
