OBJECTIVES <br /> <br />Due to the high visibility of the commercial and industrial sites and the <br />proximity to single-family. homes, the following performance standards <br />are adopted to ensure the protection of a strong and consistent image <br />on all four sides of individual sites. <br /> <br />B. TRASH HANDLING <br /> <br />, <br />The trash and trash handling equipment shall be stored within the <br />principal structure, or within an attached structure accessible from the <br />principai structure. Trash bins or dumpsters shall be separated from the <br />. exterior by swinging, sliding, or overhead doors. <br />- <br /> <br />C. ROOFTOP UTILITIES <br /> <br />Air conditioning, heating, or other mechanical equipment may be placed <br />on the roof of flat roofed structures only if screened by parapet walls <br />or screen walls around the equipment. These walls shall be at least 80 <br />percent opaque from all directions and constructed of materials other <br />than wood. The angle from the top of the equipment to the top of <br />the screen wall or parapet wall shall not exceed 10 degrees. This <br />angle may be increased if the surrounding terrain conditions render the <br />equipment visible from nearby public streets, or public or private <br />properties as may be determined by the Building Inspector. <br /> <br />D. EXTERIOR SCREENING <br /> <br />The ground level view of all mechanical utilities on the exterior of the <br />building shall be completely acreened from contiguous properties and <br />adjacent streets, or designed to be compatible with the architectural <br />treatment of the principal structure. Where screening is employed, such <br />screening shall be a minimum of 80 percent opaque.; <br /> <br />E. <br /> <br />SERVICE AREAS <br /> <br />;/ <br /> <br />All external loading and service areas acceasory to .buildings must be <br />completely screened from the ground Jevel view from contiguous <br />residential or comme.rcial properties and adjacent streets, except at <br />access points. <br /> <br />F. <br /> <br />PARKING LOTS AND STORAGE AREAS <br /> <br />Loading and parking areas that wi1l accommodate trucks shall be <br />screened to obscure 90 percent of the vehicles. Storage areas wi1l be <br />100 percent screened from all adjacent views. <br />
