<br />two or more contiguous parcels combines the parcels into one parcel. Currently, <br />this can be done by filing a form with Ramsey County combining the two <br />separate parcellD numbers into one. City staff approval will be required in these <br />types of consolidations. Corrective subdivisions are where a surveyor <br />description of a parcel is found to be inadequate to describe the actual <br />boundaries. This type of subdivision creates no new lots but corrects the <br />existing legal descriptions. The final new minor subdivision allowed would be a <br />subdivision that creates a total of three or less new parcels which meet or <br />exceed the size requirements of the zoning code. Review of these types of <br />subdivisions will be by the City Council and will not require Planning Commission <br />review unless variances are required. <br /> <br />2. Recording requirements are added to require that the applicant file the minor <br />subdivision with the Ramsey County Recorder within 60 days of approval or the <br />subdivision will not take place. <br /> <br />3. Written notice to property owners within 350 feet shall be required for three <br />parcel minor subdivisions rather than the 250 feet that is now required in the <br />subdivision ordinance. <br /> <br />4. Common wall duplex subdivision request shall be filed with the Community <br />Development Director instead of the Public Works Director. <br /> <br />Staff Recommendation: <br /> <br />City staff recommends approval of the attached ordinance amending City Code Section <br />1104.4 regarding subdivisions wherein a plat is not required. <br /> <br />Suggested Actions: <br /> <br />1.
