In1993, CSM Corporation received approval ofa planned unit development to <br />redevelop a parcel of landinRoseville located south ofCountyRoad C, westofthe <br />Minnesota Transfer Railwayrightofway,andnorthofthe Burlington Northern Railroad <br />rightofway. The site, knownthen as the Ettinger property, wasapproximately 14 <br />acresinsizeand was zonedGeneral Industrial. Thewasdevelopedto deal <br />with project setbacks andjointparking issues. The project includes demolishing a <br />portionof the existing building, reconfiguring andmodifying the appearance of that <br />building,andaddingfacilitiestothesite.Asapproved,the total <br />building square footage for the site wasto be 212,744 square feet. Inorderto <br />accommodate 3 buildings andthephasingofconstructionandenvironmental cleanup, <br />thepropertywasplattedinto3 parcels. <br />Original Site Plan Analvsis <br />Thefirst phase of the developmentconsistedthe rehabilitation ofthe60,000 square <br />foot warehouse facility andthe construction ofthe99,480square foot <br />building (slightly reduced to96,000square feet). The second phase of development <br />wouldbe the constructionofanewbuildingapproximately53,260 square feet insize. <br />Atthe time ofbuilding permit issuance, thefootprintofthesecondbuildingwas slightly <br />modifiedtomeet tenant needs. Thebuildingwasslightly reduced insize and the <br />footprintwasreconfiguredtotakeupless site space. Therefore, it is possibleshifta <br />propertyline to thewest,creatingmorespace for the third building. With this space, <br />the applicant would like toincrease the size ofthe building from53,264 square feet to <br />79,600 square feet. <br />AmendedSite Plan Analvsis <br />The planned unit developmentasapproved,creates a “front door office park”image <br />along County RoadCinthis area. The approvedlandscapingplanalong County Road <br />C consists ofboulevard trees spacedconsistentlyasper the design standard <br />requirements, a footwidegreenspace area, landscape parking screens, and <br />planting beds adjacent tothe buildings.
