acquired. An accessory shed would have to be razed. The Indianhead
site would be a major beneficiary of added frontage on the Parkway
and more land from unneeded, vacated north/south roads.

. The Hyman Freightway (parcels 14,20,19,18) site would be
impacted, especially along the southeast edge of their property were
the road would come close (0 feet setback) to the offices, and 40 to
50 feet from the maintenance and safety lane building. While land
may be needed from the Hyman site, the buildings would not have to
be removed for this road alignment. It is possible that land along the
north side of the right-of-way currently owned by Indianhead could be
added to the Hyman site. The Hyman owners have expressed
concern about construction timing because trucks must enter and
leave the site 24 hours per day, 7 days per week.

. The Jensen/Cummins (parcel 9) building would have to be removed
to make safe turns and stops at the Parkway intersection with
Cleveland Avenue. The Jensen family has placed the property in a
family trust, which may present acquisition timing challenges. If the
road is built, access on the Parkway from the Cummins property
would be restricted to the far northwest corner of the site because of
the slopes adjacent to the road. The tenant, Cummins, N.W., is an
expanding company that needs more space almost immediately - 6 to
36 months.

. The Xtra-Lease (parcel 8) site would be impacted as the road right-
of-way curves to the northeast from Cleveland Avenue. No building
would be impacted, but trailer storage space may be lost.

. The First Industrial - Ryan Phase I Office/Showroom (parcel 21)
building located at the southwest corner of the Parkway and Arthur
street may lose some green space and asphalt driveway along the
north side of the property to allow for a better intersection design and
more turning radius. However, the site could gain new accesses onto
the Parkway from the east and west parking areas.

4

QlQIQJQ!l'3
