<br />Ryan agreed to buy the property from Woodbridge with city help. Ryan would <br />pay Woodbridge back some of its investment. If Ryan builds the project, the suit <br />may be dismissed. <br /> <br />Kent Carlson (Ryan Companies), Steve Schwanke (RLK), and Gary Tusche <br />(CSM), had neighborhood meetings and are looking for additional comments. <br />Carlson explained the site plan and proposed buildings. Gary Tusche (the <br />architect representing SCM) explained the site plan for 2 hotels and 2 <br />restaurants. <br /> <br />Chairperson Harms asked for comments from the public. <br /> <br />Tim Kotecki, 3078 Mt. Ridge, asked if the original plan included NSP buildings? <br />- Yes. This project is 83,000 s.f. additional. <br /> <br />Lee Shures, 3058 N. Wilder. ,Is there planning done for drainage and run-off for <br />this site? J.Kennedy stated the 8 ponds on site are used for run-off and storage. <br />The developer will use/expand existing ponds. <br /> <br />Nancy Simpson, 3083 Mt. Ridge. The original proposal had too much office <br />space. The developer has defaulted. When is the city pay back? Who does the <br />market study? Roger Jensen stated that the city had done a market review of <br />this site (by Tegra) to determine efficacy. <br /> <br />Jan Boelker, 3070 Cleveland, asked if Ryan had incorporated neighborhood <br />changes from the neighborhood meeting. What type of screening will occur <br />along Cleveland? What is the city proposing for east Cleveland? (No other <br />development is proposed, stated Chairperson Harms.) K. Carlson stated that <br />paths and ponding will be more accessible for neighbors, including sidewalks to <br />Cleveland. There will be screening along Cleveland. Separation is important. <br />Gary Tushe stated landscaping and berms will be extensive along the fronts of <br />the buildings and on Cleveland. <br /> <br />Mary Reed, 2000 Brenner, asked why more hotels and restaurants are needed. <br />Would Ryan consider an office park only? Could the hotels/restaurants be <br />placed at the south end? Why does Roseville need more office/showroom <br />space? Is progress all that good? Office buildings are not a problem. What is <br />office showroom? <br /> <br />Chairperson Harms asked if there were theft and police reports from hotels in <br />Roseville? <br /> <br />Kent Carlson stated that the hotels are business hotels which cater to <br />corporations in the area. The location needs further analysis. The hotels are <br />complimentary to the business and the office/showroom is a building with office <br />and light assembly similar to the office buildings in Centre Pointe. <br /> <br />Evelyn Sente, 3059 Fairview. Asked if the buildings will be filled -- is there a <br />market for all this building? <br /> <br />2 <br />
