What is the progress on Twin Lakes <br />Parkway? <br /> <br />Rick Jopke stated the staff uses Toll and other market information to determine <br />market trends. Rick Jopke also reviewed the progress of Twin Lakes Parkway. <br /> <br />Terry Moses, 1776 Maple Lane. What makes a new road (the Parkway) help <br />dissipate the traffic? Who owns the Centre Pointe property? Does the city own <br />22 acres? If the city owns the property, doesn't that give the city more control <br />over the property? <br /> <br />John Simpson, Mt. Ridge Road, asked if Brenner could be blocked off at <br />Cleveland to reduce traffic cut-thru on Brenner? <br /> <br />Nancy Simpson, 3083 Mt. Ridge, asked who is completing the E.A.W.? <br /> <br />Eric Olson, 2001 Brenner, asked why restaurant sites are being advertised? <br />Which parcels does the city have complete ownership of? <br /> <br />Bill Sanden, 3078 Mildred, asked how quickly development will occur on other <br />sites in the Center Pointe project? Kent Carlson stated 24-36 months is <br />approximately the time needed to complete development. <br /> <br />Dennis Eck, 3082 Mt. Ridge, asked whether Ryan would start with 1 hotel and <br />then determine if another should be built? Ken Carlson responded that Marriott <br />had done their study to determine that the market is already there. How many <br />rooms are proposed? (185) Are there other similar-size projects in the area? <br /> <br />Roger Jensen clarified the proposal from Woodbridge in comparison to the Ryan <br />proposal. <br /> <br />Mary Reed, Brenner Avenue, asked who does the council listen to? Who <br />influences the council? How does the developer know that the hotel will be <br />business oriented? What is light industrial and does this include third shift? <br /> <br />John Savada, 2540 Cleveland, Ramada Inn, asked why are people interested in <br />Centre Pointe? The hotel, to be successful, must be 70% occupied. Savada <br />explained the rates of the hotels. There are 4 hotels within 3 miles, average <br />occupancy is 65% with $61/day rate. Neighbors have a right to be concerned <br />with traffic. Roseville does not need another hotel. How long will it take to repay <br />the city's TIF investment? <br /> <br />Will Boelke, 3070 Cleveland, provided a petition to the Planning Commission <br />with 60 signatures opposing the amendment to the Centre Pointe PUD, and <br />asked that the hotel not be allowed on the north side of the site. He expressed <br />concern with traffic and EAW across from his house. Property values will decline <br />in this area. <br /> <br />4 <br />
