<br />shall be responsible for dedicating the land and the cost of construction of these <br />bus areas. These locations and configurations will be designated as the ultimate <br />users are identified. <br /> <br />15. Cross parking easements shall be filed for the following lots: <br /> <br />1) any adjoining multi tenant buildings lots shall share parking through a <br />cross parking easement, <br /> <br />2) any restaurant lot shall share parking through a cross parking <br />easement with adjoining hotels lots. <br /> <br />16. Ponding shall be reconstructed and maintained as per City of Roseville <br />and Rice Creek Watershed requirements and permits. The owner/developer <br />shall provide appropriate easements. The owner shall be responsible for any <br />pond maintenance. <br /> <br />17. Lighting (downcast) for streets and parking lots, and lighting for exterior <br />building areas and signs shall be of one consistent type and applied/installed <br />uniformly throughout the business park on all lots, as described in Exhibit D. <br /> <br />18. Each multi-tenant building shall have a signage plan submitted at the time <br />of building permit application, identifying a sign band area or entry detail. The <br />total exterior building wall signage shall not exceed 10% of the front face area of <br />the building, and shall be placed within the sign band or entry detail. The <br />developer shall submit sign criteria for each building as part of the building permit <br />application. The developer shall approve all sign permit applications as being <br />consistent with the building's sign criteria. Exception: Hotel and restaurant <br />building signage shall be constructed and placed as per drawings approved on <br />April 11, 1997. <br /> <br />1- <br /> <br />19. Each building may have one monument sign. Freestanding 2-sided <br />monument signs shall only be placed on interior streets and Cleveland Avenue. <br />Such signs shall be a maximum of 10 feet in width and 6 feet in height and shall <br />be constructed of the same background material (brick) as the adjoining building. <br />Signage per side shall be limited to 16.5 sJ. per side. The setback from any <br />property line shall be 10 feet. <br /> <br />One project identification/directional sign at North Centre Drive and one at <br />South Centre Drive shall use the same setbacks and materials background. The <br />size of the project identification/directional sign background shall not exceed 115 <br />sJ. in area, 12 feet in height, and 9.5 feet in width. The sign area for such signs <br />shall not exceed 50 s.f. per side. The sign setback from any property line shall be <br />10 feet. All sign messages shall be on a sign background and shall have a <br />similar type style and letter heights, and shall not extend closer than 6" to the <br /> <br />5 <br />
