Signs <br />may be front or back lighted or internally lighted as per the attached lighting <br />standards in Exhibit F. <br /> <br />20. Freestanding signs along the interstate frontage shall be limited to one 2- <br />sided sign for each two lots with interstate frontage (i.e. each building shall be <br />limited to sharing one sign backboard with an adjoining property). The <br />freestanding sign shall be a maximum of 20 feet in height, 14.5 feet in width, and <br />shall be constructed of the same background material (brick) as the adjoinjng <br />building. Signage per side shall be limited to 150 s.t. per side. The set back from <br />any interstate property line shall be consistent with existing signage on the <br />interstate. All sign messages shall be on a sign background and shall have a <br />similar type style and raised letter heights, and shall not extend closer than 6" to <br />the edge of the sign background. Landscaping of the base shall be required. <br />Signs shall be front lighted or back lighted as per the attached lighting standards <br />in Exhibit D. <br /> <br />21. All new and replacement street trees shall meet the requirements of the <br />City Street Tree Master Plan (Exhibit C) and/or be approved by the city forester. <br /> <br />22. Park dedication shall be required for the new PUD in a combination of <br />land and pro-rata cash contribution amounts as set forth in Section 5.5 of the <br />amended and restated development agreement. As part of the site plan and with <br />each building permit, the developer shall maintain existing outdoor green <br />areas/spaces and all weather benches and tables for employees' breaks or lunch <br />hours. <br /> <br />23. Communications equipment for the private use of occupants of the <br />buildings (such as antennas and dishes) shall only be installed on roofs. Parapet <br />walls shall visually screen such devices from any abutting right-of-way lines. <br />Exception: Hotel and restaurant ground mounted dish/antennas shall be located <br />as per drawings approved on April 11, 1997, along the west side of the building. <br /> <br />24. Cellular telephone transmission equipment within the PUD shall be the <br />maximum distance from the residential areas possibte within the business park <br />and shall be architecturally imbedded or attached to building walls as part of the <br />building design. <br /> <br />25. Business hours for restaurant operations shall be required in licenses <br />approved by the City Council. No more than 10% of the restaurant gross indoor <br />floor area shall be utilized for bar area. For purposes of this PUD, the bar area <br />shall include standing and seating area/stools within 10 feet of all sides of the <br />bar where drinks are served. No bar shall be located outdoors. <br /> <br />26. Significant proposed amendments which would cumulatively increase the <br />project size, area, or number of buildings, parking, or roadway system shall be <br /> <br />6 <br />
