The Centre Pointe Business Park has been planned for <br />redevelopment by the City ofRoseville; water mains, storm and sanitary sewers, a <br />bituminous trail system, and on-site and regional stormwater ponding areas are all <br />designed to service the site, The developer proposes to utilize the storm water ponding <br />system which currently exists, modifying it as required by the Rice Creek Watershed <br />District. <br /> <br />The pjoposed buildings vary in height ii'om one to th.ree stories tall, In response to marke~ <br />con.:itions c.:1d prospective tenants, the final building heights may vary, \\'h~r. fully <br />de',eloped, the total area of al] buildings in Centre Pointe Business Park will be ::;:,6(I<J <br />square feet ~ the existing 110,000 plus the proposed 619,600 square feet, The <br />cons:iUction schedule for the project is estimated to occur over the next three years <br />During this time, noise rrom construction equipment and construction dirt and dust will <br />need to be controlled Minnesota Best Management Practices will be followed to <br />minimize the impact of construction and to control erosion, <br /> <br />Adiacent Land t:se: <br /> <br />Adjacen: land uses include the Interstate 35W right-of-way along the entire westem <br />prope:1Y boundary, a gas station across from County Road D and north of the site, single- <br />family homes directly east of Cleveland along the northern third, and industrial uses along <br />the remainder of the eastern property boundary, D:N"R Wetland SOW is adjacent to and <br />s::n.::h of the subject property and D1\"R Wetland 203 W (Wilson Pond) is east of the <br />p!'oper:y across Cleveland Avenue. The proposed office, office-manufacturing, office- <br />ShO\1.TOOm, business hotel, and restaurant uses are compatible with existing and plan:1ed <br />uses. of the surrounding area, <br /> <br />Previous Riston' of the Site: <br /> <br />Prior to 1985, land use on the site included single family homes along the west and <br />northeast portions, a gas station near the intersection of Cleveland and County Road D, <br />vacant land throughout much of the site, and GarTett Trucking Company at the southern <br />extreme.
