We find the proposal acceptable with consideration of the following comments. <br /> <br />. The cumulative impact of traffic rrom this development and other development proposals <br />in this area could significantly affect Mn/DOT's I-35W ramp intersections. To assess the <br />cumulative impact, we request that the traffic projections for each development proposal <br />be incorporated into the city's traffic model. If developments will be constructed in <br />phases, phased projections may be appropriate. <br /> <br />We would like to review the output rrom the model once it has been updated with each <br />revised traffic projection. Specifically, we need to see forecast through and turning , <br />movements at the Cleveland and CR D I-35W ramp intersections. This will allow us to <br />evaluate the future operation of these intersections and identify any improvements that <br />may be needed. The city should be aware that improvements that are clearly necessitated <br />by specific development proposals (rather than by background traffic growth) are the V.' ' <br />responsibility of the developer, the city, or both. A Mn/DOT stormwater drainage permit is required for each phase of development in this <br />area. The rate at which stormwater is discharged to MnlDOT's pond in the northeast <br />quadrant ofI-35W and CR C must not increase.
