City Code Violations Observed: <br /> <br />207 city code violations as of 08-01-2014. <br /> <br />Most common violations observed: <br /> <br />Missing smoke and CO detectors. <br />o <br /> <br />Deteriorated wood trim on building exteriors. <br />o <br /> <br />Majority of the laundry and mechanical rooms have had maintenance violations. <br />o <br /> <br />Peeling paint on balconies. <br />o <br /> <br />Trip hazards. <br />o <br /> <br />Missing TPR pipes on water heaters. <br />o <br /> <br />Missing electrical covers. <br />o <br /> <br />Sump pumps discharging ground water into the city sanitary system. <br />o <br /> <br />Assigned: <br /> <br />Buildings are classified as Type A, B, C, and D (based upon the numbers of violations observed, with <br /> <br />. As of 08-01-2014: <br /> <br />39 Type A buildings. <br />o <br /> <br />4 Type B buildings. <br />o <br /> <br />11 Type C buildings. <br />o <br /> <br />11 - Type D buildings. <br />o <br /> <br /> <br /> <br />BUILDING TYPE RATINGS AS OF JULY 31, 2014 <br /> <br /> <br />Miscellaneous Observations: <br /> <br />Staff has noticed general acceptance of the program. <br /> <br />Older buildings tend to be maintained in better condition than had been expected. There are many well <br />maintained older buildings throughout the city which received an A rating. <br /> <br />Property maintenance tends to focus on work orders rather than initiating preventative maintenance, <br />which allows for deterioration of buildings. <br /> <br />Some property maintenance cases will take additional time to resolve due to financial/physical hardship <br />by the property owner. <br /> <br />Many apartment building owners are making improvements to their buildings in anticipation of the <br />program and in order to obtain an A rating. <br /> <br />Staff have received many questions, but no complaints about the program to date. <br /> <br />
