The Premises are in compliance with all platting ordinances affecting them, and the <br />Premises can be conveyed by the attached legal description without the filing of a <br />plat or replat of the Premises. <br /> <br />5. Minimum required on-site parking for the above described use is 127 parking <br />spaces, based on the assumption that no less than 15 percent of the gross horizontal <br />floor area is devoted primarily to storage. <br /> <br />6. The Premises is not a non-conforming use. <br /> <br />7. All permits have been issued in relation to the retail business constructed on the <br />Premises. The Certificate of Occupancy has not been issued due to the requirement <br />that a tree on the Premises as required by the building and site plans still needs to <br />be planted. The City of Roseville will accept a letter stating that the tree will be <br />planted no later than the spring of 1999 from the building owner or builder. Upon <br />receipt of that letter and approval from the Permits Coordinator, a Certificate of <br />Occupancy can be issued. <br /> <br />8.
