<br />DRAFT <br />CITY OF ROSEVILLE <br />PLANNED UNIT DEVELOPMENT/SUBDIVISION AGREEMENT # <br /> <br />AGREEMENT, dated , 1998, between the City of Roseville, a Minnesota <br />municipal corporation (herein referred to as "CITY"), and Bradley Real Estate, Inc., a <br />Minnesota corporation (herein referred to as "DEVELOPER"). <br /> <br />1.0 Effective Date of Agreement <br /> <br />This agreement shall be effective upon passage of Ordinance # by the City Council, <br />publication of Ordinance # , approval of this agreement by the City Council, execution <br />of this agreement, execution of the final plat, recording of the final plat with Ramsey <br />County, and recording of this agreement with Ramsey County. The standards listed herein <br />have been adopted as a portion of Ordinance #_' <br /> <br />2.0 Request for Planned Unit Development and Plat Approval <br /> <br />The DEVELOPER has asked the CITY to approve a Planned Unit Development (PUD) <br />(PF#2963) consisting of an existing 75,000 square foot multi-tenant retail center (Lot 2), <br />a free-standing 2,150 square foot restaurant on the site formerly occupied by Fina <br />Petroleum (Lot 1), and a building pad for a future tenant on the site formerly occupied by <br />Margolis Nursery (Lot 3). In conjunction with the PUD, the DEVELOPER has also asked <br />the CITY to approve the plat for Roseville Center, a three-lot subdivision of the total 6.35 <br />acres. The subject property is generally located west of Lexington Avenue North and north <br />of Larpenteur Avenue West, and is legally described as follows: <br /> <br />The plat of Roseville Center, also legally described as: the Westerly 251.73 <br />feet of the Easterly 800.46 feet of the Southeast Quarter of the Southeast <br />Quarter of Section 15, Township 29 North, Range 23 West, Ramsey County, <br />Minnesota, except the Northerly 767 feet, and except the Southerly 369.89 <br />feet thereof, the Westerly boundary line of said tract being the center line of <br />Dunlap Street; subject to highway easement over the North 33 feet thereof. <br />Also the East 800.46 feet of the South 369.89 feet of the Southeast Quarter <br />of the Southeast Quarter part of Section 15, Township 29 North, Range 23 <br />West, Ramsey County, Minnesota; said tract extending from the center line <br />of Lexington Avenue to the center line of Dunlap Street; all according to the <br />Government Survey thereof, and except for those portions taken by the State <br />of Minnesota for highway purposes (PIN are 15-29-23-44-0006, 15-29-23-44- <br />0007, 15-29-23-44-0008, and 15-29-23-44-0057). <br /> <br />PUD/Subdivision Agreement #_ (Roseville Center.) - Page 1 of 11 <br />
