Kalwall glazing <br />panels are a fiberglass material often used for skylights and walls where a <br />translucent quality is desired. The design of the center tower is intended to reflect <br />the tracery metal and translucent material elements of greenhouse design (as <br />outlined in the Larpenteur Avenue Streetscape Master Plan). Additional towers with <br />the same design elements may also be placed at either end of the building, <br />depending on the overall cost of improvements. The north side of the building will <br />also be painted with a complementary color. <br /> <br />2.4 Pylon Signage. The two existing overall center pylons will be replaced with new <br />pylons of the same general overall height and width as the existing signs. The new <br />pylon signs will also be placed in the same general location as the existing signs. <br />The signs will be constructed of backlit Kalwall glazing panels with translucent <br />acrylic letters and an architectural treatment on the top of the signs which reflects <br />the design on top of the center tower on the building. Both signs will have broken <br />block base planters with pin mounted painted metal letters identifying Roseville <br />Center and a painted metal cap. <br /> <br />The existing pylon sign along Larpenteur is 30 feet in height, 20 feet in width, <br />and includes five sign panels with a total sign area of 320 square feet <br />(approximate). The proposed pylon sign along Larpenteur Avenue will be 30 <br />feet in height, 19 feet in width, with eight sign panels (2.5' x 16') for an overall <br />sign area of 320 square feet per side. <br /> <br />The existing pylon sign along Lexington Avenue is 25 feet in height, 17 feet in <br />width at the top of the sign, and includes six sign panels with a total sign area <br />of 225 square feet (approximate). The proposed pylon sign along Lexington <br />Avenue will be 25 feet in height, 17 feet in width, with eight sign panels (2' x <br />14') for an overall sign area of 224 square feet per side. <br /> <br />The building signage for individual tenants will be upgraded as leases are renewed <br />and/or renegotiated, in accordance with the sign criteria established by Bradley Real <br />Estate. In addition, the roof sign for Snyder Drug will be removed in conjunction with <br />the proposed improvements. A separate pylon sign formerly used by Fina <br />Petroleum will not be replaced; Taco Bell signage will be included on the Center <br />identification signs. <br /> <br />2.5 Proposed Taco Bell (Lot 1). Improvements to the corner site include the <br />construction of a 2,150 square foot/50 seat Taco Bell Restaurant with a drive- <br />through. The drive-through will be lowered and a decorative retaining wall will be <br />placed around the drive-through to create a physical and visual barrier between <br />vehicles on the site and pedestrians on the sidewalk. The street side of this wall will <br />be finished with materials identified for use in the Larpenteur Avenue Streetscape <br />improvements, which have not yet been finalized. The drive-through and building <br />have also been moved to the north and west in order to create an additional 1 0 feet <br />of public space along Lexington Avenue and an additional five feet of public space <br />along Larpenteur Avenue. This area will be sodded initially, with Larpenteur Avenue <br />Streetscape elements and landscaping being installed in conjunction with the <br />Larpenteur Avenue reconstruction project in 1999-2000.
