<br />JRN.11.1999 10:43RM <br /> <br />ROSE/COMM/DEV 4902931 <br /> <br />NO. 484 <br /> <br />P.2/11 <br /> <br />.... <br /> <br />City Of Rosevllle <br />Planned Unit Development Agreement # <br />Draft for Review: Jan.10, 1999 based on meeting with Jim and Deb Schreier Jan.7,1999. <br />Underlining represents new language derived from that meeting. <br />AGREEMENT, dated January 25, 1999, between the City of RoseviIle, a Minnesota municipal <br />corporation (herein referred to as U CITY"). and Charles Cabinet Company InCOIporated, a <br />Minnesota Corporation (herein referred to as "DEVELOPER"). <br /> <br />1.0 Effective Date of Agreement <br /> <br />This agreement shall be effective upon completion of the following: 1) passage and publication of <br />Ordinance # _ (Rezoning of Property to PUD); 2) publica.tion of the ordinanc~ in the CITY's <br />official newspaper; 3) execution of this agreement by the CITYj and 4) recording of this agreement <br />with Ramsey County. <br /> <br />2.0 Request for Planned Unit Development and Plat Approval <br /> <br />The DEVELOPER has asked the CITY to approve a Planned Unit Development (PUD) (pF#2986) <br />consisting of a 10.000 square foot (approx:imate) oft1ce1shov.TOomlcabinet manufacturing business <br />on the southern parcel. a single family owner-occupied house on the northern parcel, and a single <br />family rental house on the northern parcel. The subject property is located at 3090 Cleveland <br />Avenue North, and is legally described as follows: <br /> <br />Lots 4-6, Block 1, Rochat's Addition to the City of Roseville, Rarnse)l County, <br />Minnesota (PIDs 042923220008 and 042923220011). <br /> <br />PARCEL A: The northern parcel is described as all of Lot 4, and Lot 5 except the <br />South 36 feet thereof and also except the North 9.5 feet of the South 45.5 feet of the <br />East 21 feet of the West 101 feet thereof, Block 1, Rochat's Addition to the City of <br />Roseville, Ramsey County, Minnesota (pill 042923220008). <br /> <br />PARCEL B: The southern parcel is described as the South 36 feet of Lot 5, the North <br />9.5 feet of the South 45.5 feet of the East 21 feet of the West 101 feet of Lot 5, and <br />all of Lot 6, Block 1, Rochat's Addition to the City of Roseville, Ramsey County, <br />Minnesota (PID 042923220011). <br /> <br />3.0 Planned Unit Development and Plat Approval <br /> <br />The CITY hereby grants approval of the final development plan for Charles Cabinet Planned Unit <br />Development, subject to the DEVELOPER's compliance with the terms and conditions of this <br />agreement.
