<br />(That) the final plans for the 36 unit future phase of senior housing in the northwest <br />comer of the site be designed as shown on the final PUD site plan. This means that <br />the use will be for senior housing with some assisted care provided. There should <br />be adequate parking in the location shown. The building will be one story and <br />essentially the size and location shown, and the design and architectural character <br />of the buildings shall be compatible with the other two new buildings. <br /> <br />2.3 Presbyterian Homes is proposing the amendment in order to re-design the facility <br />and increase the size of the individual units. The residence facility will include 26 <br />one bedroom units with 440 square feet each and 10 studio units with 380 square <br />feet each. Since the footprint of the building will increase from 26, 500 square feet <br />to 32,900 square feet (a 24% increase), an amendment to the PUD is required. The <br />building will be a one-story building as originally proposed, with adequate parking <br />(28 spaces) and an architectural character similar to the other buildings. <br /> <br />2.4 The facility will provide specialty care for 36 residents with dementia in four <br />"houses." Each house will contain a small family-sized living area that encourages <br />both independence and interaction with other residents. The four "houses" will be <br />linked to a larger common area referred to as the Village Square. Building support <br />functions will be located in the basement of the building, and there will be an <br />underground connection with the building to the south to allow for the transfer of <br />meals to this facility. Exterior <br />building ~materials will be similar to the existing buildings, and will include a <br />combination of gray vinyl shingles, white stucco, red-brown face brick, white trim <br />and windows, and a green shingle roof. Efforts have also been made to orient high <br />activity areas away from the single family residential neighborhood to the west and <br />to address the concerns raised by neighboring residents during neighborhood <br />meetings in February. Colored building elevations will be presented at the Planning <br />Commission meeting. <br /> <br />2.7 The landscape plan includes the construction of a second retaining wall along the <br />west side of the building.
