<br />2.3 The City is requesting variances from Section 1 004.02(D)(5) to reduce the lot area <br />of a comer lot to 10,875 square feet and the lot width of a corner lot to 87 feet. The <br />property at 2100 William Street is 40' x 125' (5,000 sf) and is occupied by a <br />substandard single family residence. The property south of 2100 William Street is <br />a vacant 47' x 1251 (5,875 sf) parcel. By combining the two parcels and <br />demolishing the substandard dwelling, a parcel for one new single family home can <br />be created. The lot will also be similar to other lots on the block, as all of the <br />existing lots on William Street between Burke Avenue and County Road B are less <br />than 11,000 square feet in area. <br /> <br />2.4 The City is also requesting a variance from Section 1 004.02(D) to reduce the north <br />side yard setback to five feet and a variance from Section 1004.01 (E) to reduce the <br />south front yard setback to 30 feet for the purpose of establishing a building <br />envelope for a new single family dwelling at 2100 William Street North. Both of <br />these parcels were parcels of record on May 21,1959 and require a side yard <br />setback of five feet; however, once the parcels are combined into a new parcel, the <br />current 10 foot side yard setback applies. In addition, the houses to the east on <br />Burke Avenue are set back 75 to 80 feet from the front property line along Burke <br />Avenue. Section 1004.01 (E) requires new buildings to be constructed in line with <br />the predominant front yard depth of established buildings, up to a setback of 40 <br />feet. A front yard setback of 30 feet on William Street and the rear yard setback of <br />30' on the east side of the parcel would continue to apply. With the setbacks as <br />proposed, a 52' x 65' building envelope would be created. <br /> <br />2.5 Section 1004.01(D), City Code, requires a minimum lot area of 12,500 square feet, <br />a minimum lot width of 100 feet, and a minimum lot depth of 100 feet for a corner <br />lot in an R-1 zoning district. This Section also requires a minimum front yard <br />setback of 30 feet, a minimum side yard setback of 10 feet, and a minimum rear <br />yard setback of 30 feet. <br /> <br />Section 1004.01(E) requires buildings constructed after May 21, 1959, to conform <br />to the existing and predominant front yard setback depth; however, a front yard of <br />more than 40 feet in depth shall not be required. <br /> <br />Section 1012.01(8) of the City Code requires a side yard setback of five feet for <br />platted lots or parcels of record existing on May 21, 1959. The existing house is <br />currently less than 5' from the north property line. <br /> <br />Section 1013.02 outlines the criteria and procedure for considering a variance. <br /> <br />Section 1104.04 outlines the requirements for a minor subdivision, including the <br />consolidation of two or more contiguous parcels or lots of record.
