<br />better with proper landscaping in future. <br /> <br />Motion; Member Mulder moved, Member Wilke seconded, to recommend denial <br />of a variance to reduce the front yard setback of a pylon sign to five feet for the <br />purpose of replacing an existing pylon sign at 1930 Lexington Avenue North, <br />based on the following staff findings and recommendations: <br /> <br />Findings: <br /> <br />1. The proposed setback variance for the replacement sign is not in harmony <br />with the general purpose and intent of the City's Comprehensive Plan and <br />Title 10 of the City Code (Zoning). There is adequate area to move back <br />the sign to a point 15 feet from the front property line without interfering <br />with the flow of traffic on the site. One parking space will be lost with the <br />replacement sign at a five foot setback or a 15 foot setback. <br /> <br />2. The proposed sign variance, if granted, may adversely affect the public <br />health, safety, and general welfare. The proximity of the sign to the right- <br />of-way may interfere with the traffic light located at the intersection of <br />Lexington Avenue and RoseJawn Avenue. A setback of 15 feet would <br />eliminate the interference with the traffic light. <br /> <br />3. The substandard size of the parcel creates a physical hardship for the <br />applicant. Locating a sign at the required 30 foot setback would place it in <br />the middle of the drive aisle of the parking lot. <br /> <br />Motion carried 5-0. <br />Ayes: Wilke, Harms, Olson, Klausing, Mulder <br />Nays: 0 <br /> <br />Motion: Member Mulder moved, Member Wilke seconded, to recommend <br />approval of a variance to reduce the setback of a pylon sign to 15 feet (from the <br />front property line) for the purpose of replacing an existing pylon sign at 1920 <br />Lexington Avenue North, <br /> <br />1. A landscape island or masonry planter box must be installed at the <br />base of the sign, as approved by the Community Development <br />Director. <br />2. The sign must not exceed 100 square feet in area per face or 20 <br />feet in overall height. <br /> <br />Motion carried 5-0. <br />Ayes: Wilke, Harms, Olson, Klausing, Mulder <br />Nays: None <br /> <br />5 <br />
