LAND USE <br /> <br />Robert Schroeder is requesting a variance to allow the construction <br />of a 12' x 32' addition to a non-conforming residential structure on a <br />lakeshore lot at 257 South McCarrons Boulevard (PF3053). <br /> <br />1.0 REQUESTEDACnON <br /> <br />1.1 Robert Schroeder is req uesting a variance to allow the construction of a 12' x 32' <br />addition to a non-conforming residential structure on a lakeshore lot at 257 South <br />McCarrons Boulevard. <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Setback from OHWL 75' <br /> <br />Existing Setback 10' <br /> <br />65' Variance <br /> <br />1.2 A variance to reduce the front yard setback for the purpose of constructing the <br />house was granted in 1969; therefore, another variance for this setback is not <br />needed. The addition will be within the established building line of the existing <br />structure on the roadway side of the property; however, because the structure is <br />non-conforming because of the setback from McCarrons Lake, a variance is needed <br />to expand the structure in any manner. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Robert Schroeder owns a home at 257 South McCarrons Boulevard. The property <br />is zoned R-1 Single Family Residential District, and the Comprehensive Plan <br />identifies this property as Low Density Residential. Adjacent land uses include <br />single family residential to the south across South McCarrons Boulevard and <br />McCarrons Lake to the north, east, and west. <br /> <br />2.2 Mr. Schroeder is requesting a variance from Section 1011.02, City Code, to allow <br />the expansion of an existing non-conforming structure. Mr. Schroeder's house was <br />constructed in 1969 and is set back ten feet from the ordinary high water level of <br />McCarrons Lake. Since that time, the City has adopted a shoreland management <br />ordinance which requires structures to be set back a minimum of 75 feet from the <br />ordinary high water level of a general development lake, such as Lake McCarrons. <br />Although the provisions of the shoreland management allow additions to <br />nonconforming structures if the addition meets the current setback requirements, <br /> <br />PF3053 - RCA (08/24/98) - Page 1 of 4 <br />
