The property zoned R-1 <br />Single Family Residential District, and the Comprehensive Plan identifies this <br />property as Low Density Residential. Adjacent land uses include single family <br />residential to the north, south, east, and west. <br /> <br />2.2 Mr. Krause is requesting a variance from Section 1004.01 (A), City Code, to increase <br />the coverage of the required rear yard to 37.6%. Mr. Krause's lot is 60' x 144' <br />(8,640 square feet) and is occupied by a single family residence (1120 square feet) <br />and an existing single stall detached garage (330 square feet). The existing garage <br />is in need of replacement. Mr. Krause would like additional storage space on his <br />property and is proposing to replace the single car garage with a two-car garage. <br />The existing driveway, which is located three feet from the west property line, would <br />be extended to service the new garage, which will be set back further on the <br />Property.
