On an average annual basis, housing units increase at <br />faster rates later in the analysis time period (i.e. 651 annually from 1998 to 2005 and <br />1,042 annually during the 2015 to 2020 period). Housing unit growth under <br />Constrained Growth is projected to increase by 9,365 units, or 37%. On an annual <br />average basis, housing unit growth slows gradually, from an average annual rate of <br />454 from 1998 to 2005 to a slower rate of 349 annually during the 2015 to 2020 <br />period. Housing unit growth under the two Slowed Growth scenarios is projected to <br />increase by 14,606 units, or 58%. On an average annual basis, housing unit growth <br />increases slightly during each time period, from 650 annually in the beginning period <br />to 680 annually at the end. This is a result of the decreasing household size <br />assumed throughout the analysis period. <br /> <br />3. Nonresidential Square Footage . <br /> <br />The current nonresidential square footage is estimated at 3.1 million in Calvert <br />County. Of this amount, 1.4 million square feet is estimated for retail, 472,000 <br />square feet is estimated for office, and 1.2 million square feet is estimated for <br />industriaVflex.
